We visit and document the visible baseline: exterior condition, access, weather exposure, materials or site conditions where relevant, and anything visibly off.

Choose the watch level

Move into Job Site Watch, Property Watch, Watch Plus, or Daily Watch depending on how much local visibility the property needs.

Watch, dispatch, document

Lampists keeps a timestamped record, flags meaningful issues, and sends local eyes when the owner authorizes dispatch.

Coordinate next steps

When follow-up is needed, Lampists helps coordinate the owner-approved next step without becoming the contractor, inspector, or property manager.

An alert or text thread is not the same as a property record.

Lampists documents what was visible, notifies the owner, coordinates the owner-approved next step, and keeps the response trail together.

Log only

Neighbor notes, minor observations, and non-urgent concerns. Acknowledged, logged, and owner-notified if needed.

Coordinate

Parking, trash, signage, vendor access, or visible maintenance issues. We notify you and coordinate the owner-approved fix.

Dispatch

Suspected water intrusion, storm damage, access concerns, or visible property issues. Owner-approved site visit plus photo-supported report.

03 /  What stays yours

You are not handing off the property.

You stay in control of the property, project, vendors, rental business, and owner decisions.

Lampists documents visible conditions, monitors for meaningful issues where supported, sends local eyes when authorized, and keeps the owner record clean.

A contractor, property manager, or rental manager may run the work or rental operation. Lampists does not take over those roles.
